Green Park is a mixed development comprising commercial and residential units over 40 acres in the fast growing Pengkalan area in Ipoh. The landed residential part of the project comprises 276 units of Single and Double Storey Semi-Detached Cluster Houses within a Guarded Neighbourhood, complete with a central guard house, perimeter security and 2 large playgrounds. Total GDV is estimated at around RM 132 million and is expected to be completed in phases within 3-5 years.Phase 1 which is comprised of 76 units Double Storey Cluster Houses was launched in July 2017, and was completed in October 2019 with a GDV of RM 34 million. Phase 2A which is comprised of 24 units Single Storey Cluster Houses was completed in April 2021 with a total GDV of RM9.2 million.Current phases under construction are Phase 2B with 44 units Double Storey Cluster Houses (fully sold out) and Phase 3A with 28 units Single Storey Cluster Houses (60% sold). Both phases are expected to be completed within 3rd quarter of 2022.Phase 3B was recently launched in August 2021 and comprises a total of 44 units Double Storey Cluster Houses and expected to be completed by Dec 2023.

The project also includes an affordable apartment block and a medium-cost apartment block at the back portion as part of its future development. The portion of the land near the front entrance is planned for convert to houses to be launched in the near future to cater for the daily necessities of the residents.

Special features for the current Semi-Detached Cluster Houses include:

  • Large lot size of 32’ x 70’
  • Practical layout with spacious built-up area
  • Entrance guard station with boom gates for entry and exit
  • Perimeter patrolling guards
  • Perimeter CCTV camera surveillance
  • Units are mostly in the cooling North-West facing direction

 

Green Park (翠苑)是一个综合了商业和居住单位的发展项目,占地40英亩并座落在发展迅速的怡保孟加兰商业区。该项目规划为保安社区,拥有276个单层和双层田字半独立式房屋,24小时保安亭和两个宽坦的游乐园。总发展额预计超过马币1.32亿,并放眼在3至5年内竣工。

第一期拥有76间双层房屋已在2017年7月发售,并在2019年10月竣工。发展额为马币3千4百万。第2A期拥有24个单层房屋也在2021年4月竣工,发展额为马币9百20万。

正在兴建中的第2B期拥有44间双层房屋已售罄;而拥有28间单层房屋的3A期也售出超过60%。估计该两个项目会在2022年9月竣工。

3B期则在2021年8月推出市场并拥有44间双层房屋也预计在2023年12月竣工。

除此之外我们也策划在未来会在发展地的后方兴建可负担公寓和中价公寓以迎合不一样的市场需求。而座落于前方的空地也计划会兴建更多的房屋。
